Very good condition with no rips, tears or fabric wear but there are a few marks/spots that might come out if cleaned. (I have not attempted to clean it myself) The worst of the spots are the ones UNDER the lapel OUT OF SIGHT! Even if you close the coat up to the neck, the spots are covered up by the opposite lapel laying on top. (see pics)
